Building Structures on your Lot

 

Any building on a lot must have prior written approval of the Board to ensure that Covenant conditions are met. To obtain board approval to build a structure, first review the covenants, then submit the following Building Approval Form (below) and the required information that is listed in the form to the SROA Board.

The board will review the request, approve it (or deny it, stating the reason), and each board member will sign and date the approval. The owner may update the building plan for a denied request and resubmit it to the board. A copy of the approved request is provided to the lot owner, and the original is filed.

In addition, please contact Okanogan County for applicable permits.

Note: Mobile house trailers or campers or any other temporary shelter may be used as a temporary residence only, while building. Temporary residences used over 60 days per year must get approval from the board.

Legality of Privies

Information regarding the legality of privies in Okanogan County:

  1. A lot MUST exceed five acres to have a privy.

  2. The land owner must sign a notarized document which is attached to the deed stating that they will not spend more than 60 days per year on their property. This document can be found on the Okanogan County website.

  3. There cannot be a well on the property, even if the well is inoperable. Meaning if you have had a well dug but haven't hooked it up to a pump you cannot have a privy.

  4. If your cabin is plumbed in any way you are not allowed to have a privy. (Their thinking is that if you have gone to the trouble of putting in a sink then you have the intent of drilling a well someday.)

  5. If you don't have a source of water on your property but you haul in water and put it into a gravity-fed or a pump system you cannot have a privy.

  6. Most privies in Aeneas Valley can be dug without using a cement vault because most of the soil in our area is loam, but areas of high gravel require a cement vault that must be pumped.

  7. Existing privies built before 1995 are grandfathered in and do not need a permit unless the privy has been built too close to a water source (creek, river, neighbor’s well).
